Sheet 01 The address

Rev. 02 · Survey of record

A bespoke listing site for one address, not every address.

Your condo gets its own listing site — the street research, the photography, the staged views, the captioned walkthrough, the languages its neighbourhood speaks. Eight hours of work per address. Yours to keep after the sale.

Sheet 02 Two parties

Who it's for.

The site is the same either way. What changes is whose name is on it, and where the inquiry goes.

A $700,000 condo at 3% costs $21,000. This is a flat fee, and what it buys is the one thing you keep after the sale is done.

Let us be straight about one thing. Agent-represented homes sell for more on average. We are not going to pretend otherwise. What we do is make your listing look like it belongs on the street it stands on, and put a research file, a walkthrough and the neighbourhood's languages behind it.

Sheet 04 What you get

Six things in every listing.

Every frame below is a real capture of the Park George build. This is not a rendering of what a site might look like. It is what one looks like.

01 / 06

The research layer

Walk times, transit, schools, strata fees, the parking allocation, and the infrastructure that will land on your street in five years. Every figure sourced and dated on the page, because a buyer will ask where it came from.

LIVE CAPTURE — the researched corridor, with the confirmed figures beside it

  • The filterable contact sheet of sixty-one photographs.
Plate 02Live capture — the contact sheet

    Plate 02

    The gallery

A full contact sheet, filterable by room, every frame captioned. Sixty-one frames is a photo essay, not a carousel. It is the part buyers actually scroll, and it is the part a template cannot do.

  • The AI staging crossfade, showing the AI staged tag and the photo, warm and dark segment control.

    Plate 03

    AI staging, honestly

As many looks as the design needs from one photograph — crossfaded, each frame labelled at the point of use and one click from the untouched original. A staged view you cannot de-stage is a liability, not a feature.

  • The walkthrough player with its caption plate.
Plate 04Live capture — the walkthrough player

    Plate 04

    The walkthrough

You provide the video — a professional tour, or a phone walked through every part of the home. The captions, the caption plate and the timing are ours, and so is the player: no Vimeo, no YouTube, no cookie, and the clip can be seeked.

  • The room-by-room index: timecoded stops from Entry at 0:00, each with a line describing what the camera is looking at, heading for the balcony at the end of the clip.
Plate 05Live capture — the room index

    Plate 05

    A room-by-room index

Twelve stops, each with a timecode you can click and a sentence describing what the camera is looking at. It works with scripting off, so it is a guide rather than a trick.

  • The numbers band — price, strata fee, property tax, interior area, year built — with the strata lot record beneath it: lot 278 and parking stall PS 218 on level P4.
Plate 06Live capture — the numbers

    Plate 06

    The numbers

Price, fees, the strata lot record, and a rent-versus-own calculator that does the arithmetic in front of the buyer. It ships as structured data too, so the search engines and the listing portals can read it.

Sheet 06 Disclosure

The part that keeps you out of trouble.

Staged and AI-enhanced images have to be disclosed — under the rules where the property stands, not where the buyer is scrolling. Before a build starts we research the disclosure rules for that country and jurisdiction and design to them; in most cases that means holding the listing to California's bar at minimum — the unaltered original available, every treatment labelled. Getting this wrong is a licensing problem, not a taste problem — so we build it in rather than bolt it on.

  1. 01
Generated from the real photographs of that unit

The architecture in a staged image is the architecture of the condo you are selling, not a nicer one.

  2. 02
    The original ships beside it

Every staged frame is one click from the untouched photograph. That is California's requirement — the floor we hold everywhere — and we satisfy it by construction.

  3. 03
The label cannot be edited off

The label is generated with the image and travels with it, onto the page, into the caption, into the footer and into the terms.

  4. 04
    You get the disclosure log

Every image, its source, its treatment and its label, as a file you can put in your brokerage's compliance record.

  5. 05
Nothing is presented as a photograph of the unit as it stands

The Park George listing says so on the image, in the caption and in the terms. A buyer who objects to AI imagery can read that before they see the image.

The great room, AI staged with a sofa, dining table and rug. The glass wall, the column and the view are unchanged.

AI STAGED

What we track, and what we don't

Nothing. The pages are static files. There is no account, no database, no analytics script and no third-party embed — the video player, the gallery and the maps are all first-party, and this page loads its typefaces from its own server. None of that is a policy we follow. It is how the pages are built.

One difference, and it is on this page rather than on a listing: we count what you click — the button, the link, the currency — so we can see which part of it works. The count carries no cookie, no address and no IP, and it is forgotten when you close the tab. The form is the only thing that tells us who you are, and it goes to us and nowhere else.

The baselines we start from. The binding rules are the ones where the property stands — we research those before a build begins — and in most cases these are the floor we build above.

Sheet 07 The buyer is elsewhere

Your buyer is somewhere else.

Most buyers for a condo are not in the city where it stands, and many are reading in another language. The languages the address needs, each a real page with its own URL, its own legal copy and its own caption tracks — because a language switcher that changes a string is not a language; it is a translation nobody checked.

Park George's set — an example, not a limit. What we build is whatever the address needs.

English

Canonical · English controls

The language set for Park George was not a guess. It came from the census profile of the property's own dissemination area — the mother-tongue shares of the people who actually live around it. Every listing's set is chosen the same way — and if you already know which languages your buyers use, we build those too.

Why it works

Video is the universal medium. A walkthrough needs no translation to be understood; captions carry it across, and they are timed to the clip so they never drift.

A URL a buyer can forward. Each language is a separate address, so a buyer in another country can send their family the exact page they are looking at — which is what actually happens.

One origin, correctly declared. Every page carries its own canonical URL and a full hreflang set, so the search engines index the right one in the right market instead of fighting over near-identical copies.

For the seller

One address · yours to keep

  • Everything in the six. The research layer, the gallery, the staged views, the walkthrough and its captions, the room index, the numbers.
  • The languages the address needs, with their own URLs, their own legal copy and their own caption tracks.
  • The neighbourhood guide, written from the same research that builds the site — a seller's guide for your street, generated for your street.
  • The disclosure log and the source files, handed over with the site.
  • You own it after the sale, including the address and the domain.

For the agent

White-labelled · the inquiry is yours

  • Your name on it. Your brand, your domain or a subdomain, your contact details. We are not a lead broker and we never take the inquiry.
  • The same eight hours, aimed at the listing you are actually working on rather than a template that fits everyone.
  • The disclosure log for your brokerage's compliance file, plus the source files.
  • A site that stands up next to the portal listing — which is the comparison your buyer is already making.

Sheet 09 FAQs

The ones worth asking.

Is the site AI-generated?

Mostly, by us — and we would rather say so than imply otherwise. The research, the writing, the structure, the curation of the photographs and the judgement calls are human. The staging images, the video treatment and the boilerplate translation scaffolding are generated, then checked. Every generated image is labelled and paired with the photograph it came from. See the disclosure sheet.

Will the AI imagery get me in trouble?

Not if you use it the way it ships, and that is the point. Which rules apply depends on where the property stands, so the first step of every build is researching the disclosure requirements for that country and jurisdiction — then designing to them. In most cases that means holding to California's requirements at minimum: AI imagery disclosed, the unaltered original available, the before-and-after paired. All of it is satisfied by construction here, and you receive the disclosure log for your own records. The details are on sheet 06.

Do you shoot the walkthrough?

No — you provide the video, and it does not need to be professional. A phone walked through every part of the home is enough; a filmed tour is better. We handle everything after that: the captions, the timing, the room index and the player. Without a video the site ships without the walkthrough — still a good site, just not this one.

What do you need from me?

The address, the listing documents, the strata information, the photographs if you have them, and the walkthrough video if you want the walkthrough — a phone walked through every part of the home is enough. We research the rest. If you have nothing but an address and a set of keys, that is enough to start.

How is this different from a $99-a-month website builder?

A builder has a template and fills in your address. We have an address and build the site around it — the research on your street, the way your building is laid out, the language of the people who live around you. The output is not reusable for the next listing, and that is the point: it is not a product, it is this condo.

Will the site be indexed by search engines?

Yes. One URL per language, each with its own canonical URL and a complete hreflang set, so the right version is indexed for the right market rather than near-identical versions arguing. It is static HTML, so it loads fast and it keeps loading fast.

Do I own the site?

Yes. The files, the domain and the content are yours once the fee is paid. There is no subscription and nothing to cancel later.

Where does the site live — and can I host it myself?

Either. We can host it on our servers, where it runs at condofor.sale alongside the Park George sample — or you take the files to a host of your own, and then the domain and the server are yours to buy. If you would rather we set the server up for you, say so when you write to us: it is two to three hours of work, and we quote the fee before we start. On a domain of your own, the last step is pointing that domain at the server — the site is published then and there, but allow up to 24–48 hours for DNS to propagate before the address resolves everywhere. That setup is separate from the eight-hour build — it is the server, not the site.

What happens if my unit sells quickly?

The eight-hour clock starts when the photographs and the documents exist, not when you sign up. If the unit sells while we are building, the build still finishes and the site is yours to use as a reference listing or to point at your next one.

Can it handle a strata?

That is the case it was built for. The Park George listing carries the parking stall, the bike lockers, the fob count, the strata fees and the identifiers the strata's own documents use — each read from the source sheet and each named on the page so a buyer can confirm it against the contract.

Will the site track my visitors?

No cookies, no analytics, no pixels, no third-party embeds. The video player and the map are first-party, which is why there is nothing to embed, and the typefaces are served from the site's own server. If you want to know how many people looked at your listing, we can tell you from the server's own logs without identifying anyone — ask us.

What if the translation is wrong?

It could be. Every translation is written by us and checked by us, and the English version always controls the legal documents — which is stated on every translated page. Beyond that, an independent read by a fluent speaker is arranged per language, for the languages we can find a reviewer for — and where that pass cannot happen, we tell you rather than pretend it did.
